1. Scope

These General Terms & Conditions ("Terms") apply to all advisory, brokerage and intermediary services provided by Sayran Gerresheim, trading as Atlante Real Estate ("Atlante", "we", "us"), to clients ("Client", "you"). Deviating or conflicting terms of the Client apply only if we have expressly agreed to them in writing.

2. Services

Atlante provides strategic consulting, real-estate brokerage and mobility/relocation advisory in connection with the European Corporate Investment & Mobility Program. The exact scope, deliverables and any third-party services (lawyers, notaries, tax advisors, authorities) are defined in the individual engagement agreement or written offer. Atlante acts as an intermediary and advisor. We do not provide legal, tax or immigration advice that is reserved to licensed professionals, and we do not guarantee the grant of any residence permit, visa, financing or official decision by any authority.

3. Formation of contract

Information on this website does not constitute a binding offer. A contract is formed only when the Client accepts an individual offer or engagement agreement, or when Atlante confirms an enquiry in text form. [Adapt to your actual onboarding process.]

4. Fees & commission

Fees for advisory services and the brokerage commission (where applicable) are set out in the individual agreement or offer. Unless agreed otherwise, the brokerage commission becomes due upon the successful conclusion of the main contract (e.g. purchase, lease) that was brought about through our intermediation. All amounts are stated [net/gross] and, where applicable, plus statutory VAT. [Insert your fee/commission model.]

5. Client's duty to cooperate

The Client shall provide all information and documents required to perform the services accurately, completely and in good time, and shall notify us without delay of any changes. Atlante is not liable for delays or disadvantages resulting from incomplete or incorrect information provided by the Client.

6. Right of withdrawal (consumers)

If the Client is a consumer and the contract is concluded by distance communication, a statutory right of withdrawal may apply. [Insert the statutory withdrawal notice and model withdrawal form applicable in Spain/EU, or have it drafted by a lawyer.]

7. Liability

Atlante is liable without limitation for intent and gross negligence and for damage arising from injury to life, body or health. In the case of slight negligence, Atlante is liable only for the breach of essential contractual obligations (cardinal obligations), and such liability is limited to the foreseeable damage typical for this type of contract. 8. Third-party services

Where Atlante arranges or recommends third-party service providers (e.g. lawyers, notaries, banks, authorities), the respective contract is concluded directly between the Client and that third party. Atlante assumes no liability for the services, decisions or conduct of such third parties.

9. Confidentiality

Both parties shall treat as confidential all non-public information disclosed in the course of the engagement and shall use it solely for the purposes of the contract. Processing of personal data is governed by our Privacy Policy.

10. Applicable law & jurisdiction

The contractual relationship is governed by [Spanish law / the law to be specified], excluding the UN Convention on Contracts for the International Sale of Goods. Mandatory consumer-protection provisions of the Client's country of habitual residence remain unaffected. Place of jurisdiction is [place to be specified], to the extent legally permissible.

11. Severability
